Zoning in La Marque

La Marque Zoning Map Version to be Adopted for Signature 6-30-21

La Marque City Council adopted a new Zoning Map on June 21, 2021. An interactive zoning map is in the process of being updated to show the new zones but is still under construction. These ordinances are in the process of being updated in the City Code.

Currrent Zoning Districts

Zoning districts are established to promote compatible patterns of land use within the city limits. Zoning districts also establish site development regulations and performance standards appropriate to the purposes and the uses allowed in each district.

Distinct zoning districts exist for residential, office, retail and industrial uses. Furthermore, specific use restrictions, site development regulations or performance standards may apply to zoning districts combined with a special overlay or combining districts.

The City of La Marque enacted a zoning resolution in 2005.

Zoning Types

The City of La Marque currently has 10 zoning types:

  • Single Family Dwelling
  • Two Family Dwelling
  • Multiple Family Dwelling
  • Agriculture District
  • General Commercial
  • Industrial
  • Light Industrial
  • Manufactured Home Park
  • Public Use
  • Restricted Commercial

Zoning Process

As part of the zoning process, appropriate land uses for an area are identified based on such factors as:

  • Access to a site
  • Density
  • Environmental concerns
  • Height of a proposed project
  • Intensity
  • Overall compatibility
  • Surrounding land uses
  • Traffic impacts

Zoning Changes

Zoning changes may be required for a change of land use or alteration of a building or site within the city limits. To determine whether a zoning change is required please email Development Services or call at 409-938-9204.

History

A public hearing came before the Planning and Zoning Commission on April 20, 2021,  for consideration of an updated zoning map. The proposed map includes the following categories of changes:

C-1 General Commercial properties that are currently impacted by the Thoroughfare Overlay District are proposed to change to C-4 Interstate Commercial if the property fronts I-45, or C-3 Corridor Commercial if the property fronts a thoroughfare other than I-45 (the Thoroughfare Overlay District is proposed to be repealed);

Properties currently zoned "public" are proposed to change to R-1 Single Family Residential or C-1 General Commercial to match their current use, or, for vacant properties, to match the adjacent uses; and

R-1 Single Family Residential properties that front I-45 for which the owner has submitted a written request to change to a commercial zoning district are proposed to be changed to C-4 Interstate Commercial.
